Tax Updates - 179D and Cost Segregation Strategies

About the Event:

Cost Segregation Authority is the trusted source for staying current on issues critical to today's accounting professionals when it comes to Real Estate Tax strategies. About the Presentation:

Tacoma on the Rise

This presentation will touch on key factors over the last couple of decades that have shaped Tacoma to where it is today. Also, why certain real estate has been more successful than others. What events have happened within the last year that will inevitably change Tacoma’s trajectory. We’ll also discuss how Tacoma may look over the next few years and what we can expect down the road.

About the Presenter:

PRE-TACOMA - Reid Fetters was born and raised in Indiana. After two and a half decades, he left the Midwest with a degree in architecture and a worldwide tour of historical architecture and design under his belt. Heading east he spent 5 years in South Carolina before landing in Washington, DC. While in D.C., Reid made significant career changes. With his architectural background he pivoted into project management. Through hard work, Reid earned the opportunity to run real estate development for a small coworking company. In his hands, the company was rebranded and successfully taken nationwide. For the following five years, Reid spearheaded the development of over 600K sq ft of coworking space across the US. He was ultimately named as a rising star in the top 40 under 40 of Real Estate in the D.C area. During this time, he continued to travel and fell in love with the landscape, personal, and professional opportunities he saw in the Pacific Northwest. In August of 2019 he relocated to Washington. 

FC GROUP - With the relocation in motion, Reid elected to start a new chapter in his career in Tacoma and launched FC Group. FC Group is a consulting company that develops flexible real estate opportunities for building owners and operators. Tacoma’s growth path lends itself to this approach due to the success in areas such as University of Washington Tacoma, the fast-growing population, and lower cost of living. Soon came the pandemic which catapulted the ideas of work-from-home and work-from-anywhere to the forefront of people's thinking. The way people live/work began evolving opening more opportunities to rethink the design approach for buildings and spaces. Reid wanted to use his real estate and architectural experience take advantage of the synergies happening, so he partnered with two architects and launched their new firm, JCR Collective. 

JCR COLLECTIVE - The multidisciplinary firm not only uses its architectural diversity, but also their extensive work experience to create cohesive designs that respond to the evolving post pandemic society. The fused approach is intended to deliver clients more efficient and appropriate solutions. The firm’s nearly 60 years of combined diverse experience enables them to support their clients beyond an architectural perspective. They look to build long lasting partnerships and service them in many facets through their projects. JCR believes with a strong process comes a strong product.

TACOMA RISING - Reid founded Tacoma Rising in June of 2021. The group was created to help promote, support, and grow Tacoma’s business community. A significant goal of the group is making real estate more attainable for businesses. It became evident that one of the biggest hurdles for Tacoma businesses is real estate. In addition, it is also a key element in getting nonlocal businesses into Tacoma. Naturally, the group has become primarily real estate folks in response to this. Within the first year the group has had success and is looking to continue to grow.

On Wednesday, April 28th we are delighted to welcome Sagar Ramachandra and Sue Comis from Sound Transit to speak to our members regarding the Tacoma Dome Link Extension (TDLE) project. The TDLE is an approximately 10 mile light rail extension from Federal Way to Tacoma. During the presentation, Sound Transit will provide an overview of the project, the public participation process, key dates and timelines, and a look into the proposed station and route alternatives.

Sagar Ramachandra, Community Engagement Specialist, Sound Transit

Sagar Ramachandra is a Community engagement Specialist for the Tacoma Dome Link Extension and the Operations and Maintenance Facility South at Sound Transit. His primary responsibilities are informing the public of the latest developments on the project and listening to feedback from the communities and relaying them back to the project team.

Sagar is a California native who moved to the region for grad school eight years ago. In his free time, Sagar likes to spend time with his partner and cat, along with tinkering with computers and electronics.

Sue Comis, Development Manager, Tacoma Dome Link Extension

Sue Comis is the Development Manager for the Tacoma Dome Link Extension. Her primary responsibility is as the senior project manager for the Link light rail extension from Federal Way to Tacoma. Sue has over 40 years of professional experience in project management, environmental and urban planning, and transportation policy analysis. She has spent the last 23 years at Sound Transit managing the Tacoma Link streetcar projects, East Link light rail from Seattle to Redmond, and now Tacoma Dome Link Extension.
